
You've dreamed of owning your own slice of Central Florida to build your perfect home. And you know exactly where you want to be, so it's all easy from here, right?
That's a definite...maybe.
When buying land to build on in Central Florida, there are several factors you need to take into consideration:
Is the property zoned to allow for residential building? What about the area immediately surrounding it?
Does the lot have the proper dimensions to be buildable?
I ran into this once; the lot my client was looking at was too narrow, and the county would not approve any building plans.
Are their acreage restrictions in place?
Many lots in our area cannot be subdivided down below 10 acres, so if you thought you could buy a large lot, build your home, then sell off the excess acreage, you might have a problem.
What kinds of easements might be on the property?
I once listed a property (the one in the picture above, in fact) that had wide easements along two sides to allow utility workers to access the power lines running along the road.
Are wetlands and flood zones going to impede your plans? How about protected animals, such as gopher tortoises?
Are utilities readily available?
This can drive up your costs significantly if not properly accounted for.
